(Photo courtesy of TONGYANG) TONGYANG explained that its AIDC business—which it entered based on its experience in developing projects using idle land in the Seoul metropolitan area, its group network, and its financing capabilities—is proceeding without a hitch. Construction on its first AIDC project, the “Bucheon Samjeong AI Hub Center,” began last May. The center will feature the latest liquid cooling solutions and will be built with a total power capacity of 9.8 megawatts (MW) and an IT load capacity of 7 MW. The second project, the “Incheon Guwol AI Hub Center,” is also on track, with the goal of breaking ground within the year. The company states that, having already completed all administrative procedures and obtained building permits, there should be no obstacles to starting construction by year-end. In addition, TONGYANG is pursuing three more AIDC projects within the Seoul Metropolitan Area. Having secured the necessary power capacity—a key requirement—the company plans to accelerate project development by leveraging the experience gained from Projects 1 and 2. The strategy is to differentiate all five AIDCs currently in development by combining the locational advantage of the Seoul Metropolitan Area—where demand is concentrated—with the latest technology to create urban and AI inference-type data centers. TONGYANG is not stopping at the mere construction and deployment of AIDCs; it has also set out to strengthen its capabilities in the integrated management of the entire process—from planning and design to construction and operation. The company plans to enhance its in-house operational capabilities by simultaneously recruiting external experts and cultivating internal talent. Once the ongoing AIDC projects are sequentially completed and put into operation, the development business is expected to establish itself as one of the company’s core businesses alongside its existing building materials division. The asset value of the AIDCs scheduled for completion within the next three years is estimated to reach approximately 1 trillion won. A TONGYANG official emphasized, “While we have maintained solid performance and a sound financial structure based on our building materials business, the market has assessed that we lacked growth momentum,” adding, “The AIDC project is the optimal development initiative that will not only secure growth potential but also maximize both our own and the group’s capabilities.”
