[Edaily Starin YUN GI BACK Reporter] It has been reported that JYP Entertainment (JYP)’s project to build a new headquarters in Godeok-dong, Gangdong-gu, Seoul—a project the company has been pursuing for about three years—is effectively being scrapped. (Photo: Gangdong-gu) Professor Yoo Hyun-jun of Hongik University, who was in charge of the new headquarters’ design, stated in an interview with TenAsia on the 10th that he had been informed by JYP of their decision to withdraw from the project, adding, “It has been decided that the project will be scrapped entirely.” JYP purchased the site in 2023 to build a new headquarters in Godeok Biz Valley with a total floor area of 69,259 square meters, comprising five basement levels and 17 above-ground floors. Since then, the company has been preparing for construction after completing a traffic impact assessment, architectural and landscape reviews, and obtaining a building permit. The new headquarters was scheduled to include not only business facilities—such as practice rooms, office spaces, and a large auditorium—but also cultural spaces accessible to the public and fans, including a performance hall with approximately 800 seats and photo zones. The project hit a snag due to a zoning change on an adjacent lot. An existing park site located about 20 meters from the planned new headquarters site was rezoned for self-sufficient support facilities, making it possible to construct a building up to 18–19 stories tall. The core concept of JYP’s new headquarters—designed around a central courtyard—was to shield the building from outside view and protect the artists’ privacy. Concerns were raised that the construction of a high-rise building on the adjacent lot could undermine the original design intent. According to Professor Yoo, JYP proposed several solutions to the Seoul Housing & Communities Corporation (SH), such as limiting the height of the adjacent building to six stories or adjusting the park’s location, but no agreement was reached. SH maintains that it changed the zoning of the green space in accordance with relevant procedures to secure funding for the installation of school facilities. JYP purchased the site in 2023 for approximately 75.5 billion won and has been moving forward with the new headquarters project, having already obtained a building permit. However, as disagreements over the rezoning of the adjacent lot remain unresolved, the company has been forced to reconsider whether to proceed with the project. Regarding whether it will withdraw from the new headquarters construction project, JYP stated, “We are reviewing various options for our future course of action.”
