SAMSUNG C&T CORPORATION announced on the 21st that the Seongsu 3 District Redevelopment Association held a general meeting on the 19th and passed a resolution selecting SAMSUNG C&T CORPORATION as the general contractor.

The Seongsu 3 District redevelopment project involves the construction of apartment complexes, office buildings, and community amenities in the area around 572-7, Seongsu 2-ga 1-dong, Seongdong-gu, Seoul. The apartment complex is planned to consist of 11 buildings, up to 72 stories tall, housing a total of 2,203 units.

SAMSUNG C&T CORPORATION proposed the complex name “RAEMIAN REVIR SEONGSU.” The company explained that “Revir” is a Swedish word meaning “the realm of absolute value.”

The British architectural firm Foster + Partners is participating in the complex’s design. Foster + Partners has designed projects such as Apple Park in the U.S., London City Hall, the HSBC headquarters in Hong Kong, and ICD-Brookfield Place in Dubai. The firm is also involved in the Apgujeong District 4 redevelopment project, for which SAMSUNG C&T CORPORATION was recently selected as the general contractor.

The complex is set to feature a super-tall tower reaching a height of 250 meters. The exterior will feature a facade design that embodies the flow of the Han River and the light reflected on its surface.

SAMSUNG C&T CORPORATION explained that it utilized “CYCLOPS,” a view analysis solution developed by Foster + Partners, to analyze the layout of the residential buildings and the Han River view range for each unit.

Accordingly, the plan calls for 1,216 units with views of the Han River. There are 959 members of the homeowners’ association. Floor plans featuring three-sided panoramic views will be applied to 1,588 units, while plans designed to allow views of the Han River from bedrooms, living rooms, and bathrooms will be applied to 995 units. A nine-sided open floor plan has been proposed for the penthouses.

The two buildings along the Han River will feature “Levir Suites,” comprising 24 units. These units will incorporate technologies from SAMSUNG C&T CORPORATION’s “Next Home” residential model, including the “Next Floor” dry flooring system and the “Next Bath” modular bathroom.

Community facilities will cover an area of approximately 10,2578 pyeong, with a total of 102 programs planned. The area per household is 7.2 pyeong.

Along the Han River, a 55-meter-long connecting facility called “Club Riverfront” will be built, featuring a swimming pool, lounge, and guest house. “Club Levir” is set to house a golf club, swimming pool, and lounge restaurant.

The U.S. landscape design firm SWA is participating in the landscaping design. In the center of the complex, a plaza spanning approximately 16,000 pyeong will be created, featuring gardens, water features, and rest areas.

Lim Cheol-jin, Head of the Housing Sales Division at SAMSUNG C&T CORPORATION, stated, “We have incorporated meticulous and distinctive design elements throughout the complex to maximize the locational value of the Seongsu 3 District,” adding, “Based on SAMSUNG C&T CORPORATION’s expertise in super-high-rise construction and future residential technologies, we will create a new landmark that represents the Seongsu Han River waterfront.”
