[Edaily Reporter KIM EUN KYOUNG ] The redevelopment of Bundang, Seongnam, Gyeonggi—part of the first-phase new towns—is gaining momentum through a large-scale integrated redevelopment approach that combines multiple complexes. In this year’s second round of Special Redevelopment Zone designation procedures, five zones pursuing integrated redevelopment have cleared the first hurdle. The five zones whose designation proposals were accepted are: △Imaechon 1, △Pilot Complex 1, △Park Town, △Pureun Village, and △Hansol Village 2. These zones comprise a total of 13,429 households.
The largest area is Pilot Complex 1, located around 91 Seohyeon-dong. This zone, which will consolidate and rebuild the Samsung, Hanshin, and Hanyang apartment complexes, covers an area of 323,520 square meters and comprises 4,200 households.
Park Town, located in the area around 51 Sunae-dong, comprises 3,025 households—including the Daelim and Lotte apartment complexes—and covers an area of 251,046 square meters. Nearby, in the area around 71 Sunae-dong, Blue Village consists of 2,598 households—including the Ssangyong and Shinsung apartment complexes—and covers an area of 224,424 square meters.
Imae-chon 1, located in the area around Lot No. 101 in Imae-dong, consists of 1,734 units in the Samsung and Samhwan apartment complexes, covering an area of 133,921 square meters. Hansol Village 2, located in the area around Lot No. 110 in Jeongja-dong, consists of 1,872 units by developers such as LG and Cheonggu, covering an area of 157,188 square meters.
These results have been a focal point of interest for residents in the Bundang redevelopment area. Following the closure of the submission period for the final redevelopment plans for the second round of Special Redevelopment Zone designations on the 1st, Seongnam City received applications for a total of 43 projects, covering 50 zones and 66,037 households, including combined development zones. All 50 zones that had submitted preliminary proposals last July submitted their final plans without exception.

The total number of units for which designation proposals were accepted this time is 13,429—1,429 units, or approximately 11.9%, more than the 12,000 units originally scheduled for designation this year. Compared to the total number of applications (66,037 units), this means that approximately 20.3% of the units have cleared the first hurdle.
In particular, large-scale integrated redevelopment zones—which combine multiple apartment complexes for renovation—stood out in these results. In the first call for proposals for pilot districts in 2024, large-scale integrated redevelopment zones combining several complexes, such as Yangji Village, Saetbyeol Village, and the Pilot Complex, were also selected.
It is also noteworthy that the newly accepted zones are geographically adjacent to existing pilot districts. In Sunae-dong, Park Town and Pureun Village—located near the pilot district of Yangji Village—were included this time. Hansol Village 2 in Jeongja-dong is also linked to redevelopment projects in neighboring areas.
Since the redevelopment of aging planned cities is being pursued not merely through the reconstruction of individual apartment complexes but by grouping adjacent complexes to improve infrastructure and urban functions together, it is interpreted that the advantages of large-scale integrated redevelopment have played a role in this outcome.
As news of the acceptance of the designation proposal spread, anticipation is growing among residents in the affected areas. One resident, Mr. A, said, “I’m moved to tears,” adding, “From now on, I want to pool our money and efforts, unite as one without any discord, and live in a new home within the next 10 years.”
Some residents also expressed plans to reduce immediate home repair costs in anticipation of the redevelopment project. Resident B said, “I was planning to renovate the interior because of a leak, but now I think I’ll have to keep it to a minimum.”
