The nearby market is in an uproar as asking prices in areas selected for the second round of Special Renovation Zone designations in Bundang, Seongnam, Gyeonggi Province, have skyrocketed by hundreds of millions of won overnight.

According to industry sources on the 1st, asking prices in the five areas designated as Special Redevelopment Zones—△Imaechon 1, △Sipum Danji 1, △Park Town, △Pureun Village, and △Hansol Village 2—are now several hundred million won higher than actual transaction prices.

Based on an exclusive area of 84 square meters, the asking price for Imae Village 1 is listed at 2.15 billion won. This is 380 million won higher than the most recent actual transaction price of 1.77 billion won in August. Shimun Complex 1, which traded for 2.17 billion won last August, has risen to 2.4 billion won—an increase of 230 million won.

Park Town, which traded for 2.18 billion won last month, currently has listings priced at 2.4 billion won—an increase of 220 million won. The asking price for Purun Village, which had an actual transaction price of 1.945 billion won last July, is now 2.2 billion won—a difference of 255 million won. Hansol Village 2 was sold for 1.8 billion won last July, but current listings are priced at 1.9 billion won—100 million won higher.

A licensed real estate agent near Park Town said, “Since the designation as a special redevelopment zone, prices have been rising by 100 million won a day. There have even been cases where sellers, after agreeing to a contract, raised the price further and relisted the property.” The agent added, “I understand that properties maintained at their original price ranges are selling first, and contracts are also being concluded at higher price points.”

On the 29th of last month, Seongnam City designated the second phase of the Special Redevelopment Zones for the Bundang Aging Planned City Redevelopment Project. This large-scale integrated redevelopment approach, which bundles multiple complexes together, saw applications for a total of 50 zones comprising 66,037 households—5.5 times the 12,000 households originally scheduled for designation this year. The volume of proposals accepted for this designation comprises 13,429 households across five zones. This figure is also 1,429 households higher than the original target for this year.

The largest project is Pilot Complex 1 in the Seohyeon-dong area. This zone, which combines the Samsung, Hanshin, and Hanyang apartment complexes for redevelopment, covers an area of 323,520 square meters and comprises 4,200 households. Park Town in the Sunae-dong area includes 3,025 households from developers such as Daelim and Lotte, spanning 251,046 square meters. Nearby, Purun Village consists of 2,598 households from Ssangyong and Shinsung, covering an area of 224,424 square meters. Imae Village 1 in the Imae-dong area comprises 1,734 households from Samsung and Samhwan Apartments, with an area of 133,921 square meters. Hansol Village 2 in the Jeongja-dong area comprises 1,872 households—including LG and Cheonggu—and covers an area of 157,188 square meters.
