SAMSUNG C&T CORPORATION Proposes First Application of ‘Next Remodeling’ at Banpo Prugio
Shortening Permitting and Construction Time by Utilizing Existing Structural Frames
Redesigning Floor Plans Without Expanding the Building… Improving Residential Performance
Construction contractor to be selected at the association’s general meeting on the 24th
[Edaily Reporter LEE DAWON ] SAMSUNG C&T CORPORATION has proposed a remodeling method for the Banpo Prugio apartment complex in Seocho-gu, Seoul, that utilizes the existing structural framework of aging apartment buildings to reduce permitting and construction time. Unlike reconstruction or expansion-type remodeling, this method improves interior spaces and common facilities while preserving the existing structure. (Photo: SAMSUNG C&T CORPORATION Construction Division) According to SAMSUNG C&T CORPORATION’s Construction Division ( SAMSUNG C&T CORPORATION(028260) ) on the 12th, SAMSUNG C&T CORPORATION submitted a bid proposal applying “Next Remodeling” to the Banpo Prugio apartment remodeling project. Following its selection as the preferred negotiator by the remodeling homeowners’ association last March, the company submitted the proposal last month; the association plans to hold a general meeting on the 24th to select the contractor.
“Next Remodeling” is a project approach that replaces aging facilities and improves interior layouts and exteriors while retaining the existing building’s structural framework. First introduced by SAMSUNG C&T CORPORATION last year, this model focuses on shortening the time required for permits and construction by utilizing the existing framework. SAMSUNG C&T CORPORATION explained that this approach can reduce project duration and increase stability compared to reconstruction, redevelopment, or expansion-type remodeling.
However, since the existing structural framework is retained, there are limitations on changing the internal layout. In particular, in apartment buildings with a load-bearing wall structure—where the walls support the building’s load—it is difficult to reconfigure the floor plan, such as by changing the location of bathrooms. Taking these structural limitations into account, SAMSUNG C&T CORPORATION has developed 2-bay and 3-bay remodeling floor plans for units with an exclusive area of 84 square meters and secured the design rights. (Photo: SAMSUNG C&T CORPORATION Construction Division) SAMSUNG C&T CORPORATION has decided to implement “N.Canvas,” which redesigns the interior spaces of units, and “N.Commons,” which improves common facilities such as parking lots and community areas, at Banpo Prugio.
“CANVAS N” is a design model that addresses the limitations on floor plan modifications in wall-type apartment structures. For Banpo Prugio, the company proposed the “Suite” type—which enhances the bedroom space based on the 84㎡ 2-bay layout—and the “Lounge” type, which places the kitchen and dining areas at the front of the unit. These include a type that emphasizes bedroom space and a type that places the kitchen and dining areas at the front. The plan also involves using sliding doors to separate or combine spaces, as well as improving the layout of areas such as bathrooms and laundry rooms.
The complex’s common facilities will also be reconfigured. For the existing underground parking garage, the company proposed an AI-based parking system and a robotic valet system. Above ground, a new five-story standalone community facility will be constructed, while underground spaces will house amenities for residents.
Smart systems within the complex—including parking and community facilities—will be integrated and controlled through SAMSUNG C&T CORPORATION’s residential platform, “HomeNic.”
The plan also includes the application of stone finishes and an exterior insulation system to the building’s facade.
Upon completion of the project, the complex will be rebranded as a new Raemian complex with a revised completion date. The project costs will be covered by contributions from the homeowners’ association members; the goal is to improve residential performance while shortening the project timeline by utilizing the existing structural framework.
Park In-sook, Head of the Remodeling Team (Senior Managing Director) at SAMSUNG C&T CORPORATION, stated, “Next Remodeling leverages SAMSUNG C&T CORPORATION’s technological and design capabilities to ensure that existing apartment buildings actually possess greater value than new construction.” She added, “We will strive to become a key driver of both the revitalization of aging urban centers and the supply of new housing through realistic remodeling projects that meet customer expectations.”
