Proposal to Differentiate Through Design Specializing in Views of the Han River and Anyang Stream
[Edaily Reporter Kim Eun-kyung] DL E&C announced on the 15th that it has opened a promotional center for “Acro Mokdong Regency,” a project it proposed to win the contract for the reconstruction of Complex 6 in Mokdong New Town, Yangcheon-gu, Seoul.
The showroom is located near Omokgyo Station in Yangcheon-gu, Seoul, and will host project briefings, video and virtual reality (VR) tours, and one-on-one consultations for association members. (Photo: DL E&C) The Mokdong Complex 6 reconstruction project is being developed on a scale of 14 buildings with 2,173 units, ranging from 2 basement levels to a maximum of 49 stories above ground (based on the association’s original design plan). The total project cost is approximately 1.2868 trillion won. DL E&C participated as the sole bidder in the previous contractor selection tender and secured the status of preferred negotiator; the association plans to hold a general meeting to select the contractor on the 27th.
DL E&C explained that the complex name embodies the symbolic significance of Mok-dong—an educational hub and premier residential area—while also signifying the company’s commitment to setting new standards in residential living.
Acro Mokdong Regency highlights its location as a key advantage among Mokdong’s redevelopment projects, offering views of both the Han River and Anyang Stream. DL E&C collaborated with the global architectural design firm JERDE to implement a view-optimized design and exterior aesthetics.
In particular, the company proposed a “View Curation” design that secures Han River view units for 116% of the total number of residents and maximizes views based on each unit’s specific location and orientation.
British engineering firm ARUP participated in the structural design, while global landscape design firm MSP (Martha Schwartz Partners) handled the landscape design.
The complex will feature a signature garden and private relaxation spaces, and plans include specialized floor plans for all 1,554 units, including penthouses and duplexes. Some lower-level units will also feature private gardens and terraces.
Planned community facilities include an indoor swimming pool, family spa, private dining room, river-view sky lounge, and river-view sky pool villas. An education-focused community reflecting the characteristics of the educational special zone was also proposed.
The project terms include: △The contractor bearing 50 billion won of construction cost inflation △100% LTV financing for relocation expenses △A four-year deferral of member contribution payments following move-in △A bid bond with a CD+0% interest rate.
A DL E&C official stated, “By combining Acro’s design capabilities and residential philosophy with this location—the only one in Mok-dong offering views of the Han River and Anyangcheon—we will create a new level of premium living never before experienced in Mok-dong and complete an iconic landmark that will lead the future value of the area.”
