This complex, being developed as part of the Sosa District 3 Housing Redevelopment Project, will consist of 13 buildings ranging from 3 basement levels to 38 stories above ground, totaling 1,649 units. Of these, 897 units with exclusive areas ranging from 59 to 84 square meters are available for general sale. The number of units available for general sale by exclusive area is as follows: △59㎡A: 374 units △59㎡B: 107 units △74㎡A: 208 units △74㎡B: 108 units △84㎡A: 73 units △84㎡B: 27 units.
e-Pyeonhan Sesang Bucheon Urban Square boasts a prime “double station-front” location, with Sosa Station—a transfer station for Line 1 and the Seohae Line—situated directly in front of the complex. The developer explains that Sosa Station provides quick access not only to Lines 2, 5, 7, and 9 but also to the Airport Railroad, enabling convenient travel not only within Bucheon but also to major business districts in Seoul.
The development also offers contract terms designed to reduce the financial burden on buyers. As the complex is located in a non-regulated area, a maximum Loan-to-Value (LTV) ratio of 70% applies. A fixed first down payment of 10 million won and a deferred interest payment plan for the interim payment loan (60%) are in effect. Move-in is scheduled for October 2029.
“e-Pyeonhan Sesang Bucheon Urban Square” features specialized designs unique to the “e-Pyeonhan Sesang” brand. The most striking feature is its high-end community facilities. The complex will feature wellness community facilities, including a sauna equipped with hot and cold pools and a dry sauna, as well as a fitness center, an indoor screen golf practice range, a screen golf room, and a mini-gym. In addition, specialized community spaces such as an all-day dining area, dePoem Café, a lounge café (with a small library), and a guesthouse will be created, along with community facilities for young children, including an on-site daycare center, a kids’ lounge, and a kids’ station.
The project will also incorporate “dePoem,” the premium landscaping design exclusive to the e-Pyeonhan Sesang brand. Plans include the introduction of “dePoem Park” in the center of the complex—a harmonious blend of lawns, water features, and resting areas—as well as “Misty Foret,” which features a forest and mist-spraying facilities designed to reduce fine dust. In addition, fine dust-reducing plantings, misting systems, and weather stations will be installed.
Inside the units, the project will feature the innovative “C2 House” design—a lifestyle-customized platform—and “The Selection,” which allows residents to choose interior options based on their preferences. A “Smart Air Control System,” which automatically ventilates and purifies the air based on indoor fine dust and carbon dioxide levels, will also be installed.
In terms of location, residents can quickly access major business districts via Sosa Station, located directly in front of the complex. The company explained, “The G-Valley business districts—including Magok, Guro, and Gasan—can be reached within 20 minutes,” adding, “It takes around 40 minutes to reach the heart of Seoul, including Yeouido, Gwanghwamun, and Gangnam, which are considered Seoul’s three major business districts.” Furthermore, Bucheon City is currently pushing for the KTX-Ieum to stop at Sosa Station, and the GTX-B line (scheduled to open in 2031) is planned to serve Bucheon Sports Complex Station, located just one stop away from Sosa Station.
Residents can also take advantage of the infrastructure developed around the station. Along Gyeongin-ro, which runs from Sosa Station to Bucheon Station, large-scale commercial facilities—such as E-MART Co., Ltd. (Bucheon Branch), the Bucheon Station Underground Shopping Arcade, Bucheon Free Market, and Bucheon Station Rodeo Street—are nearby, as are various medical facilities, including Bucheon St. Mary’s Hospital and Bucheon Sejong Hospital.
Improvements to the residential environment through large-scale redevelopment projects are also anticipated. Redevelopment projects, such as the Sosa 1-1 District and Sosa Bon 1-1 District, are currently underway in the Sosa Station area.
