On the 29th, Netmarble Corporation subsidiary EnTop Asset Management announced that it will participate in a medical complex development project being carried out in the Special Planning Zone of the Gwacheon Public Housing District in Gyeonggi Province. The company plans to build a senior residence on the site designated for elderly care facilities and will subsequently handle its leasing and operation.

This project is part of a development initiative that Gwacheon City has been pursuing to attract a general hospital and expand the region’s medical infrastructure. The complex will include a university hospital, medical and high-tech industrial facilities, as well as business, cultural, and commercial facilities. EnTop Asset Management views the location’s strengths—including easy access to the hospital, the Gangnam area’s transportation network, and the natural environment near Seoul Grand Park—as key advantages for the senior residential facility.

EnTop Asset Management, a wholly-owned subsidiary of Netmarble Corporation, is a real estate asset management firm specializing in everything from real estate development and investment to leasing management, operations, and facility management. The company plans to use this project as an opportunity to expand its business scope from its existing asset management operations into senior housing.

The contract price for the real estate acquisition is 1.3321 trillion won. Hantop Inc. will pay the down payment within 30 days using its own funds. Project costs during the development phase will be secured through project financing (PF) by establishing a separate project finance vehicle (PFV).

The company plans to cover the remaining acquisition costs with cash generated during the project, such as rental deposits and sales proceeds. The structure involves managing development funds and operating revenues through a separate legal entity.

The company’s strategy is to steadily advance this senior residence project by leveraging the capabilities it has accumulated through its existing real estate development and asset management businesses. It plans to continuously expand its business portfolio in response to changing housing demands.

An official from Hantop Inc. stated, “This project site is located within a medical complex that will also house a university hospital, offering excellent access to medical facilities. It also boasts convenient transportation links to Seoul’s Gangnam area and is surrounded by natural environments such as Seoul Grand Park.” The official added, “As a senior living facility that prioritizes medical and daily conveniences along with a pleasant living environment, we expect it to have a highly competitive location.”
