[Edaily Reporter Ham Ji-Hyun ] The DaewooEngineering&Construction(047040) consortium (DaewooEngineering&Construction, Joongheung Construction, and Jeil Construction) announced on the 5th that it plans to begin pre-sales this month for “Gyeongbuk Provincial Government Prugio Firstion,” a project to be built in the Gyeongbuk Provincial Government New Town in Homyeong-eup, Yecheon County, North Gyeongsang Province.

The complex will consist of 12 buildings ranging from 2 basement levels to a maximum of 25 stories above ground, comprising a total of 1,165 units, all featuring a single floor plan type with an exclusive area of 84㎡. The number of units by type is as follows: △84㎡A: 500 units △84㎡B: 290 units △84㎡C: 146 units △84㎡D: 229 units. The project is subject to the housing price cap system, and occupancy is scheduled for August 2029. Of the total 1,165 units, 936 feature a 4-bay slab-type design. Some unit types are configured with balconies on three sides. Community facilities within the complex will include an indoor swimming pool, a sauna with hot tubs, a kids’ café, and a studio. Parking space is provided at a ratio of approximately 1.5 spaces per unit.

In particular, the complex is located in the heart of the Gyeongbuk Provincial Government New Town, allowing residents to share the administrative, educational, and commercial infrastructure of the already established Phase 1 living district. Convenience facilities such as Hanaro Mart, the Gyeongbuk Library, the central commercial district, and Megabox are located near the complex, and it offers a “live-work” environment that facilitates commuting to administrative agencies such as the Gyeongsangbuk-do Provincial Government Office. Sites for an elementary school and a high school are planned directly in front of the complex, and Homyeong Middle School is set to open in March 2027.

The surrounding environment is also drawing attention. A prime example is the establishment of the new College of Medicine at Kyungguk National University. The Ministry of Education finalized this plan on the 4th of this month. According to Gyeongsangbuk-do Province, the medical school and a university hospital with over 500 beds are scheduled to be built on a 133,620-square-meter site within the Provincial Government New Town. The enrollment capacity will be 40 students, with the goal of opening in 2030.

The relocation and new construction project for the Andong Medical Center, currently being promoted by North Gyeongsang Province, is also cited as a positive development. Discussions are underway to invest 193.2 billion won by 2032 to build a 246-bed facility (featuring 19 medical departments, as well as emergency care, cardiovascular and cerebrovascular, and rehabilitation centers) on a site of approximately 30,000 square meters within the new town. A public pediatric rehabilitation medical center for the North Gyeongsang region is also scheduled to be built in the Phase 2 zone. In addition, the development of an urban high-tech industrial complex in the new town area and the construction of the Gyeongbuk Provincial Art Museum are now in full swing.

The transportation network is connected by National Highways 28, 34, and 85, facilitating easy travel to northern North Gyeongsang Province, including Yecheon, Andong, and Mungyeong. Access to the Seo-Andong Interchange on the Jungang Expressway is convenient. Using Andong Station on the Jungang Line KTX-Ieum, travelers can reach Cheongnyangni Station in Seoul in about two hours.

“Gyeongbuk Provincial Government Prugio Firstion” is the first apartment complex to go on sale in Phase 2 of the Gyeongbuk Provincial Government New Town and marks the debut of the Prugio brand in the Yecheon and Andong areas. It serves as the flagship project for the “Prugio Brand Town,” which will comprise a total of 2,408 units spanning Blocks B-10 and A-4 in Phase 2, with the first 1,165 units in Block B-10 now being introduced. This marks the first supply of privately developed apartments in the Gyeongbuk Provincial Government New Town in approximately 10 years, since 2016. The Gyeongbuk Provincial Government New Town is an administrative hub currently under construction across an area of approximately 11 square kilometers in Pungcheon-myeon, Andong City, and Homyeong-eup, Yecheon County, in tandem with the relocation of the Gyeongsangbuk-do Provincial Government.

A DaewooEngineering&Construction official stated, “‘Gyeongbuk Provincial Government Prugio Firstion’ is the first Prugio project to kick off Phase 2 of the Gyeongbuk Provincial Government New Town and marks the beginning of a 2,408-unit brand town,” adding, “Given its excellent educational environment and central location, we are receiving a steady stream of inquiries, particularly from people in their 30s and 40s.”
