[Edaily Reporter Ham Ji-Hyun ] HanmiGlobal Co., Ltd announced on the 7th that it has been selected as the construction management (CM/PM) partner for the redevelopment project of the Eunma Apartments in Daechi-dong—a symbol of redevelopment in Seoul’s Gangnam area—as part of a consortium formed with Heerim Architects & Planners.

Completed in 1979, Eunma Apartments is a leading residential complex in the Gangnam area. Located in the heart of Daechi-dong, it boasts an excellent educational environment and convenient transportation access, making it a focal point of attention for the redevelopment industry and the real estate market at every stage of the project. The Eunma Apartments redevelopment project passed the integrated review for the redevelopment plan in February of this year and received approval for the project implementation plan in July, marking the start of the full-scale execution phase. Following this, the project aims to begin construction in 2028 after completing subsequent procedures, including approval of the management and disposition plan, as well as relocation and demolition. The complex, currently consisting of 4,424 units in 14-story buildings, is set to be transformed through redevelopment into a large-scale complex featuring 29 apartment buildings ranging from 6 stories underground to 49 stories above ground, totaling 5,850 units.

Last month, the Eunma Apartment Redevelopment Association issued a request for proposals to select a construction project management partner. After comprehensively evaluating three bidders—including the HanmiGlobal Co., Ltd–Heerim Architects & Planners Consortium—based on their company profiles and track records in urban renewal projects, the association selected the HanmiGlobal Co., Ltd–Heerim Architects & Planners Consortium as its construction project management partner.

The HanmiGlobal Co., Ltd–Heerim Architects & Planners Consortium will handle all aspects of construction project management during the pre-construction (Pre-con) phase prior to the start of construction. The core of this work is to objectively review construction costs and contract terms and devise cost-saving measures before the association signs the final construction contract with the contractor. Following approval of the project implementation plan, key decisions directly impacting project outcomes—such as construction costs, association members’ contributions, the construction contractor’s contract, property management and disposition, and relocation and demolition schedules—will be concentrated. The association plans to use a specialized construction project management firm to review the reasonableness of the construction contractor’s costs and to develop cost-saving measures through Value Engineering (VE) and economic feasibility studies during the design phase, thereby systematically advancing negotiations for the final construction contract with the contractor.

HanmiGlobal Co., Ltd reduced construction costs by approximately 39 billion won during the redevelopment of the Yongsan International Building District 4, which was completed in 2020, and also reduced project costs by approximately 12 billion won through construction cost negotiations and adjustments to contract terms for the “Yongsan International Building District 5 Redevelopment Project,” which was completed in 2025. HanmiGlobal Co., Ltd is currently providing construction project management services for urban renewal projects such as Hannam Zones 3 and 4, Apgujeong Zone 3, Bangbae Zone 5, and Samik Beach in Busan.
