[Edaily Reporter KIM EUN KYOUNG ] GS Engineering & Construction Corp has developed 20 standard floor plans for its steel modular construction method, which involves assembling factory-manufactured building components on-site. The company plans to reduce the time required for initial project reviews by enabling clients to quickly verify design proposals tailored to the building’s intended use and estimate construction costs.
GS Engineering & Construction Corp announced on the 2nd that it has developed 20 standard floor plans for steel modular construction—applicable to apartments, officetels, hotels, and dormitories—and integrated them with Building Information Modeling (BIM)-based construction cost estimation technology. (Photo: GS Engineering & Construction Corp) Steel modular construction is a building method in which steel frames and finishing materials are manufactured in a factory and then assembled on-site. While it is advantageous for shortening construction time and ensuring quality control, it requires design and cost reviews that reflect the characteristics of modular construction from the early stages of a project.
To streamline the design and cost estimation review processes—which were previously conducted on a project-by-project basis—GS Engineering & Construction Corp has established standard floor plans tailored to specific uses. By providing floor plans, 3D models, and interior perspective views, the company enables clients to compare floor plans suited to their project conditions without the need for separate initial design work.
The standard floor plans are designed to allow for various combinations while maintaining uniform module specifications. For apartments and officetels, the focus is on small residential units, while for hotels, a variety of room types have been developed, ranging from business-class to luxury hotels and residences. These plans can also be applied to dormitories, youth housing, and military barracks.
In particular, BIM technology has been utilized to enable rapid estimation of projected construction costs for each design proposal. Clients can compare floor plans, building layouts, and construction costs to evaluate whether to proceed with a project.
GS Engineering & Construction Corp has also established the “Steel Modular Standard Floor Plan Portal,” where users can view floor plans and 3D models. The company is pursuing design registrations for these standard floor plans to secure intellectual property (IP) rights and plans to expand the development scope next year in collaboration with the Korea Land and Housing Corporation (LH) to include medium- and large-sized residential floor plans with usable areas of 65㎡ and 75㎡.
A GS Engineering & Construction Corp official stated, “We will continue to advance our standard products and technologies that integrate design and cost estimation to support customers’ rational decision-making and enhance our competitiveness in the modular business.”
