On the 14th, People Power Party lawmaker Jeong Dong-man, a member of the National Assembly’s Land, Infrastructure, and Transport Committee, analyzed data including the “2026 National Apartment Status and Rankings” submitted by the Korea Real Estate Board. His analysis revealed that the average monthly maintenance fee per household at “Nine One Hannam” in Yongsan-gu, Seoul, was 1,701,847 won—the highest in the country.

“i-Park Samseong-dong” in Gangnam-gu, Seoul, followed with a monthly average of 1,226,292 won, followed by △ Hannam The Hill in Yongsan-gu (1,191,321 won), △ Academy Suite in Gangnam-gu (1,022,924 won), and △ Dongyang Paragon in Gangnam-gu (989,470 won) △ Mokdong Trafalgar in Yangcheon-gu (819,372 won) △ Raemian Chellitus in Yongsan-gu (769,848 won) △ Seoul Apartment in Yeongdeungpo-gu (745,663 won) △ Trimae in Seongdong-gu (695,689 won), among others.

Five of the top eight complexes in terms of maintenance fees are located in the three Gangnam districts and Yongsan-gu, indicating that maintenance fees for luxury apartments are relatively high. The high cost of maintenance fees is attributed to the operation of numerous high-end community facilities, security measures, and management staff. In the case of Nine One Hannam, the high maintenance fees appear to stem from its composition of primarily large-sized units, combined with high-end community facilities and a strict security system.

Looking at areas outside the Seoul metropolitan area, “Haeundae Kyungdong Jade” in Haeundae-gu, Busan, had the highest average monthly maintenance fee per household at 918,389 won. In Gyeonggi Province, “Hillstate Suwon Terrace” in Gwonseon-gu, Suwon (436,749 won) had the highest fees, while in Sejong City, Gaon Village Complex 8, and in Daejeon, Jungheung S-Class Pradium, had the highest fees in their respective regions at 294,107 won and 257,390 won, respectively.

These data represent a comprehensive overview of 15,684 apartment complexes nationwide, encompassing approximately 9.98 million households. The average monthly maintenance fee per household includes individual utility charges such as heating, electricity, and water. However, since these statistics are calculated based on the average amount per household, differences may occur depending on factors such as the size of individual units, heating methods, and the scale of common facilities within each complex.

Rep. Jeong emphasized the need for transparent disclosure of management fees rather than a “black-box” system. “Relevant information must be provided more transparently so that citizens can easily check and compare management fee levels by residential area and apartment complex,” Rep. Jeong said.
