[Edaily Reporter Ham Ji-Hyun ] DL E&C CO., LTD.(375500)announced on the 2nd that it plans to begin pre-sales this month for “e-Pyeonhan Sesang Centum River Luce” in the Banyeo-dong area of Haeundae-gu, Busan, as part of the Banyeo District 4 Housing Reconstruction Project. The company explained that the project offers a new apartment complex—a rare find in the area—and that residents can also anticipate improvements to the living environment, such as the development of Centum District 2 and a special project for the creation of a privately-managed park.

The complex will consist of five buildings ranging from 3 basement levels to 36 stories above ground, with a total of 536 units featuring exclusive areas ranging from 47 to 84 square meters. Of these, 259 units—primarily small-to-medium sized—will be offered for general sale, including: △46 units of 47 m²; △36 units of 59 m²A; △84 units of 59 m²B; △19 units of 84 m²A; △32 units of 84 m²B; and △42 units of 84 m²C.

All unit types with a net floor area of 59 m² or larger will feature a master bedroom walk-in closet, while all unit types with a net floor area of 84 m² will include an entryway pantry. Community facilities will include an indoor golf practice range, a screen golf room, a mini gym (table tennis), a fitness center, and a G.X. room. Various spaces for children will also be created, including an indoor playground called the “Kids Lounge,” a “Kids Station” to ensure safe commutes to and from school, and a lounge café that doubles as a small library.

The landscaping will feature “dePoem,” e-Pyeonhan Sesang’s premium landscaping brand. “dePoem Park,” dePoem’s signature space, will be created at the center of the complex as a grassy plaza and relaxation area. Other features will include “Misty Forest,” a forest-themed rest area with mist falls, and “dePoem Play,” a children’s playground.

In terms of location, e-Pyeonhanseong Centum River Luce is adjacent to the “Centum District 2 Urban High-Tech Industrial Complex.” This complex, being developed in the Banyeo-dong, Bansong-dong, and Seokdae-dong areas of Haeundae-gu to attract high-tech industries such as information and communications technology (ICT), converged components and materials, and video content, is scheduled for completion in 2032. Upon completion, the project is expected to generate 84,000 jobs and contribute 27.49 trillion won in production and added value.

A special project to develop Myeongjang Park as a privately managed park is also underway nearby. This project, which will create a park and apartment complexes on approximately 780,000 square meters, is expected to improve the residential environment in the area. Various facilities will be built within the park, including a plaza, athletic fields, a soccer field, a multi-purpose community center, and art studios. With the Suyeong River and Mount Okbong situated in front of and behind the complex, some units are expected to offer views of both the river and the mountain. Sam-eo Elementary School is also within walking distance.

Geumsa Station on Busan Metro Line 4 is located within a 600-meter radius of the complex. Using this line, residents can reach Dongnae Station—a transfer station for Line 1—in about 10 minutes and Seomyeon Station in about 20 minutes. With Won-dong Interchange nearby, residents can access Beonyeong-ro and other major roads, and conveniently travel to key areas of Busan, including Centum City, via Suyeonggangbyeon-daero.

Another notable feature is the high proportion of aging apartment complexes in the surrounding area. According to data from Real Estate R114, aging apartments in Busan—those over 10 years old—account for 73.69% of the total. In Banyeo-dong, Haeundae-gu, where the complex is being built, this proportion is even higher, reaching 87.87%.
